Reservoir on the Soła river (3.7 km², depth up to 22 m), separated from Lake Żywieckie by the Tresna dam. Municipal beach, marinas, watersports centres, kayak and pedalo rentals, windsurfing school, sailing clubs.

Water season June–September. Adjacent to the Laguna Beskidów development — direct price benchmark for apartments.

Góra Żar (761 m) — Bike Park PKL

10 min drive

Beskid Mały peak directly above Lake Międzybrodzkie. PKL funicular (5.5 min to summit, 1,300 m, bikes transported). 4 downhill trails: Easy Line (3.8 km), Air Line (unique in Poland), Downhill (PMP competition route), Skill Park Żarogang. Paragliding school. Ski slope. Toboggan run.

Year-round tourist traffic: summer — bike park & paragliding, winter — skiing. Bike park draws cyclists from all over Poland for weekends. Góra Żar + Szczyrk + Szyndzielnia = 30 km cycling triangle.

Porąbka-Żar Pumped-Storage Power Plant

One of Poland's largest pumped-storage power plants, 540 MW. Educational trails, guided group tours available.

Educational attraction — generates school groups and organised tours in off-season. Synergistic with training and retreat offerings.

Laguna Beskidów — investment benchmark

Szczyrk — Mountain Resort + BSA

Main ski resort of the Beskidy mountains. Szczyrk Mountain Resort: 11 lifts, 30 km of runs. Beskid Sport Arena and Beskid Ski Arena. Ski season December–March.

Szczyrk skiers often seek cheaper accommodation around Międzybrodzie (15–25 min from slopes). Strażacka 10 = perfect ski base for Szczyrk.

Enduro Trails Szyndzielnia (BB)

30 min drive

MTB single-track trail network on Szyndzielnia (1,026 m, Bielsko-Biała). Cable car, flow and enduro trails of varying difficulty. One of the largest cycling spots in the region.

Góra Żar Bike Park + Szyndzielnia + Szczyrk Bike Trails = 30 km cycling triangle. Region attracts cyclists for 3–5-day stays May–October.

Velo Soła (regional cycling trail 611)

Regional 40 km cycling trail (Rajcza – Żywiec – Żywiec Lake), opened August 2024. By 2030: ~40 km of pedestrian/cycle paths along Żywieckie and Międzybrodzkie lakes. Zero-emission mobility project of Beskid Agglomeration, EU-funded (>16 mln EUR). Bike&ride transit hub in the centre of Międzybrodzie Bialskie.

Beskid Mały hiking trails

Madohora 929 m, Kocierz 873 m, Hrobacza Łąka 828 m. Over 100 km of PTTK hiking and cycling trails. Trail access from Międzybrodzie Bialskie.

Active tourism year-round, independent of ski season. Base for retreats, sports camps, team-building.

Żywiec

District town of ~30,000 inhabitants. Żywiec Brewery, Habsburg Castle, medieval market square, Männe Granie Festival. Żywiec Landscape Park. DK69.

Local labour and services market. Steady base for long-term apartment clients. Brewery and castle tourism — additional groups.

Bielsko-Biała ("Little Vienna")

20 min drive

Provincial city of 170,000 inhabitants. Historic Art Nouveau architecture. Key local labour market. DK52 (20 min). Kraków Airport 60 min, Katowice Airport 75 min.

Primary local market for long-term apartments. Medical staff for care homes, hotel staff. "Little Vienna" attracts urban tourists.

Kraków-Balice Airport

Main airport of Lesser Poland. Connections across Europe and selected long-haul routes.

60 min — accessibility for international clients (Germany, Ukraine, UK). Key for hotel/resort scenario.

Katowice-Pyrzowice Airport

Silesian cargo and charter airport. Many low-cost European connections.

Tourism seasonality

Peak: July–August (lake, watersports) and January–March (skiing at Góra Żar). Off-season (April–June, October–November) is the optimal window for retreats, training and corporate groups — lower attraction crowding, easier access, higher guest focus. Combined ~60–70% seasonal occupancy for the guesthouse scenario.

Góra Żar Bike Park — cycling season

10 minutes by car. One of the most important cycling destinations in southern Poland.

Strażacka 10 is 10 minutes by car from the lower funicular station. The ideal position for short-term rental apartments targeting weekend cyclists from across Poland. The cycling season (May–October) complements Szczyrk's ski season (December–March) — together they provide occupancy across 9 of 12 months.

Strażacka 10's location — in the centre of Międzybrodzie Bialskie — means direct proximity to the planned bike&ride transit hub. The Velo Soła and Velo Beskid routes, combined with the existing Góra Żar Bike Park and Szyndzielnia Enduro Trails, form a regional cycling hub. Hospitality properties in direct proximity to EU investment projects have historically appreciated in value over a 3–7 year horizon.
